Housing Development Continues Despite Down Market

New homes are being built in Roseville on vacant lots left behind by previous builders.

Tucked away in a Roseville neighborhood behind Old Auburn Way, are about a dozen unfinished lots: a mark left by the downturn in the housing market and development industry. Those vacant lots are slowly being filled with new homes built by local development company Premier United Communities.

Called West Colonial Estates, the homes are being built in the middle of an already established neighborhood. On one lot, a house is being built that neighbors houses that have been there for years.

John Stewart, principal with Premier United Communities, said the company sometimes comes in and fills in the gaps left when other development companies run out of funds or stop development mid-project.

“It’s a site that another builder, years back, had started some houses and was not able to finish,” Stewart said.

The current project includes 13 lots each on about a quarter or a third of an acre with three different floor plans – two one-stories and one two-story plan. Construction of the first two homes started about a month ago and is expected to be complete around Christmas, Stewart said.

If you’re in the market to buy a home, Stewart said new homes are a good buy and can be quicker than waiting on a short sale.

“Believe it or not, there are still people who are looking to buy homes,” he said. “There are definitely buyers out there that don’t want to deal with that (sometimes lengthy short sale).”

With the new energy-efficient appliances available today, a new home is going to be less expensive to operate over time, Stewart said.
